Base Fees and Service Structure

The base fee reflects only the cost of securing an apartment unit in its most basic form. Apartments at the base fee level are unfurnished and do not include furniture, kitchenware, linens, appliances, utilities, security items, or any of the additional support services offered by ACEE. Students who select only the base fee option are fully responsible for furnishing their unit, setting up and paying for their own utilities, and managing their housing needs without ACEE assistance.

It is important to note that this arrangement is not a lease or rental agreement and does not create a tenant-landlord relationship between the student and ACEE. ACEE remains the sole leaseholder of the apartment and provides access to students as occupants of the unit. This structure allows students to bypass the traditional housing application and qualification process, making accommodations more accessible while ensuring that ACEE manages the contractual obligations with property owners.

To provide a smoother transition and a more supportive experience, ACEE offers a variety of optional add-ons and service packages. These extend far beyond simply providing a place to live, covering every area of student life:

  • Furnishings and Essentials – complete bedroom, living room, and dining furniture, plus kitchenware, linens, and starter household supplies.

  • Utilities Management – set-up and ongoing management of electricity, gas, water, trash, and high-speed internet, eliminating the need for students to juggle multiple providers.

  • Liaison Services – airport pickup and drop-off, 24/7 emergency contact, conflict resolution, and maintenance coordination to ensure safety and reliable support.

  • Academic and Career Readiness – career coaching, resume and interview support, networking opportunities, OPT guidance, and English tutoring resources.

  • Community and Cultural Integration – student-centered events, social and cultural outings, access to the ACEE Student Lounge, birthday recognition, and ongoing community support to help students feel connected and at home.
